After completing my 7 years of education at IIT Kharagpur & IIM Calcutta, I worked over 40 years developing brands. I have worked in sales, marketing & profit center management in fortune 50 companies. Some of which are Unilever, PepsiCo, and AT&T wireless.
I started my career as Hindustan Unilever’s management trainee. From the late 70s to early 80s, I was the national product head in the company. After which, I worked for Idea cellular as a chief operating officer & commercial officer. I traveled to almost 80 countries because of the nature of my job.
After completing my corporate journey, I handed in some of the research with Stratford University. And I also worked with some start-ups.
All the while, real estate investments were part of my financial independence plan. I started investing in real estate after my first job. The returns were incredible. So I invested in many properties, both in India and abroad. I brought these properties from international real estate companies. Keller Williams, Realogy, Compass are a few to name. These real estate companies are so big that their average revenue on sales was $504 billion. Keller Williams alone made $336.59 billion in sales. Most of these are also listed on the stock exchange. That’s a huge number to boast.
After my retirement, I settled down in India. And I started looking for real estate brokerage companies here. At an international conference, I met the founders of Regrob. They were being awarded for their best business model. It was called an asset-light franchise. Since Regrob was a real estate company, it naturally piqued my interest. I learned that my juniors from IIM & IIT started Regrob. They had offices in 50 cities. I consulted them on my interest to invest. They helped me invest in multiple properties in metro cities.
After a few months, we met again at the IIM alumni get-together. There they approached me to join the team as principal advisor. They wanted me to mentor them in scaling the business. I rarely worked on assignments like these. I had a busy schedule, and I was already on board with many other companies. However, I was impressed by Regrob’s business model and their journey. They worked on a high margin and high-profit model. It was truly unique and impressive. They had started from one office, one man, from selling single flats to 2000Cr transactions per year. Their business was completely tech-driven. In a few years since their inception, they were already in the top 3 players of the real estate industry.
Finally, I took this assignment. With the team, we scaled Regrob to 50 successful offices in India. We were ready to start an IPO of 200Cr, but our financial advisor advised us to postpone it because of the current economic imbalance. However, I am sure Regrob is going to be Asia’s biggest tech-enabled real estate brokerage company.
So we had long discussions on giving opportunities to new people to enter this business. Regrob founders wanted to give people a chance to start their own real estate business. We all thought that our knowledge & learning could be helpful to someone. So we thought of certifying new people as real estate consultants. Being a consultant means earning approx. INR 1 to 5 lakh per month. Every year 4 billion brokerages are generated in India, which means boundless opportunities. There is so much in real estate to make a profit from.
The launch of the Real estate regulatory authority (RERA) in India, made this sector more organized. The demand for licensed,Certified and branded real estate experts has also risen as a result of this. Traditional agents are not able to meet this demand of the new generation. Real estate buyers in today’s market are well-informed and active. They do not tolerate misleading information.
They do not want to invest wrong and thus look for the Certified real estate agent . Real estate consultancy is more like an advisory on financial planning. The average of buyers has reduced to 31 years, and most of them come from the working class. People also look for before and after services after buying property. They look for people who understand their needs and communicate their way.
A global survey revealed agent who are tagged to a brand carry 95% of the transaction. The demand for branded agents is huge.
Even in my case, I bought the property from Regrob because I liked their consultation because of professionalism ,certified and branded players. I was also impressed by their 360 services .
