I had a massive failure in my first business—a travel agency—because of many reasons. When I started, I was confident. I was sure I’d be a smart and successful business owner after leaving my 6-figure salary. However, that wasn’t the case. I hit the block soon.
My first mistake was assuming I can run a business because I’ve work experience. Yes, it helped me to a certain extent, but it wasn’t enough. When you are an employee in an organization, everything is ready-made. You have the spoon; you have the plate; you have the food on the plate, all you need to do is feed yourself.
You’re assigned a fixed task or role to perform. Other works don’t concern you much. You don’t have to think about how the spoon and plate were sourced and how to find that food. You don’t have to think about the revenue the organization makes as long as you get your salary on time. But when you’re outside doing a business, you enter the actual game. You have to master everything needed for the business. You’ve to learn from where to source things and how to get food on your plate, that is how to set up a business and how to make a profit. The game begins when you are out. That is when you get real exposure.
I failed in my first business because of high costs, an asset-heavy business model, and not having business experience.
I always had a passion for real estate. I had started investing in real estate since my first job and gained huge returns from it. I did a couple of internships and part-time work in real estate companies during graduation and my master’s. And I earned well. I had tasted the huge earnings that come from real estate transactions. In fact, I could clear my education loan with that.
I had a colossal loss in my first business. When my first business started failing, I started real estate broking with a top realtor of India in a channel partner model. I did cross-selling properties to my existing clients from the travel agency. I knew I could cover my office and family expenses through this business. So I quit my first business and started a real estate brokerage firm.

This gave me the thought of starting an own real estate business. I started alone as a real estate agent working with a top realtor.
Real estate is a business where high-volume profitable products are only with the top realtors. Later, a few friends from college joined me. We focused on a tech-based business model. We launched our firm, Regrob. Now, we have 50+ offices and do more than a million transactions a year. Regrob is now a leading tech-enabled real estate brokerage firm. We are the first real estate brokerage company in India to come with an IPO of Rs. 200 Cr.
My father was very sad when I started a travel business and was disappointed when I started a real estate business. He used to say, “if you wanted to start a travel and real property business, why did you study so much and complete education from a top college in India.”
He didn’t speak to me for a year.
I read that Bhavish Aggarwal, founder of Ola, faced a similar situation. His father asked the same thing: “Why did you study at IIT if you had to start a taxi business?”
End of the day, wealth, freedom, and satisfaction are more important for living a good life. Rest all become past.
